Spain – Bargains go Begging for Savvy Investors
A recent Spanish-language property bulletin amusingly stated that there was a ‘buyer’s strike’ on in Spain at the moment and sales were coming almost to a halt. Whilst undoubtedly both sales and prices are on a downward trajectory, not all buyers are on strike, in particular the shrewd investment buyer. Many vendors - individuals or developers - have genuine financial or personal motivation to sell quickly so there’s some bargaining to be done. And when the market recovers, as undoubtedly it will (Europe’s favourite second-home destination can’t be quashed that easily) the profits are there for the taking…
Here’s what’s happening along Spain’s most popular Costas… Starting with the Costa del Sol, the founding father of the Spanish tourism industry and the southernmost stretch of Spanish coastline, this is where we find the most golf, sunshine and variety of bargains. How about a grandiose four bedroom two bathroom villa in over 2,000m² of grounds including mature planting and a swimming pool? Just a few minutes from whitewashed Mijas pueblo, this property (ref 2461) has been reduced from 795,000 euros down to 695,000 euros and includes plenty of luxurious touches from a gymnasium to underfloor heating in the bathrooms. On the natural island of Isla Canela adjacent to the mouth of the River Guadiana which separates Spain from Portugal, one bedroom frontline beach apartments are now available for just 157,000 euros down from 215,000 euros, and their golf-front counterparts for 99,000 euros down from 151,000 euros – these are discounts of up to 40%. Isla Canela has 7km of sandy beach, an 18-hole golf course, a 231-berth marina expected to extend to 800, restaurants, bars, shops and every conceivable outdoor sporting activity from football to bowling. All property available is complete and features a fully fitted kitchen, double glazing, community satellite television, several swimming pools plus padel tennis courts.
Skipping some 50km east of Isla Canela to the golf resort of Nuevo Portil and there’s a discount package of a massive 22,000 euros available on three bedroom townhouses. Set in an idyllic location interspersed with natural pine forests and overlooking 21km of golden sandy beaches, Nuevo Portil has an 18-hole golf course and a popular colonial style four-star spa, the Hotel AC Portil.
The ‘Hoyo 14’ townhouses arranged over three floors benefit from a small private garden, two communal swimming pools, three tennis/paddle courts, underground parking and storage facilities. Prices here now start from 227,000 euros to reflect the discount package and completion is expected for April 2009.
