Pocket-Money Property to Beat Recession Blues

Whilst Brazil might not be feeling the credit crunch, posting bright news of a blossoming economy backed by oodles of oil reserves, the story isn’t so sweet for all of us.  With Ireland now already in recession, Germany, France and Italy on the brink and the UK and Spain suffering huge downturns, many of us across the ‘pond’ are tightening our belts.  But, with some pocket-money priced products on the market, there’s no reason why we shouldn’t all share in Brazil’s success…

Beginning with Brisa de Carapibus, a boutique resort of 31 studio, one and two bedroom apartments set on one of the most famous beaches in the northeastern state of Paraíba.  Priced from a satisfyingly low 24,950 gbp, these properties also attract a 5% rental guarantee for the first two years from completion, a promise which won’t be difficult to keep judging by the location and facilities.

Each home at the newly-launched Brisa de Carapibus is fully air-conditioned, has a private balcony looking out to sea and enjoys easy lift access.  On-site guests can enjoy a freeform swimming pool with sunlounging decks, convivial barbecue area, plus the reassurance of 24-hour security, administration and maintenance services.  Whilst, with the sea at your feet, you can explore the beaches and submerged coral reefs which teem with marine life including the green sea turtle or Aruanã which can weigh up to 350kg and comes to lay its eggs on the sands each year.

Recife International Airport one hour to the south (120km) and Natal International Airport a little further to the north (205km) are already well-served by major airlines direct to Europe and the United States but nearby Joao Pessoa (20km) has just earned international status for its airport and comprehensive remodelling and expansion is well underway at this facility which should serve Brisa de Carapibus well for the future.

Prices at Brisa de Carapibus start from just 24,950 gbp for a studio and a 500 gbp deposit will reserve your unit followed by attractively spaced stage payment terms up until completion expected for December 2009.

Skipping north to Fortim, some 132km east of Fortaleza in the state of Ceará, and GEM Estates can offer some fully licensed single villa plots set right on a paradisiacal signature Brazilian beach.  Surrounded by dunes and freshwater lakes, this is the ideal spot for enjoying sports on water and in beach buggies across dry land.    Popular with wealthy Brazilians looking for a year-round sunshine bolthole, Fortim is essentially a sleepy fishing village but with major plans afoot.  A 300 hectare resort with four boutique hotels, golf course, marina, Spa and beachclub has already broken ground and land purchased in the area now, will bear financial fruit in the future.

Starting from just 55,000 euros for a ‘package’ of four plots at 396m² in area per plot, this works out at a little over 30 euros per square metre.  And, with Newmark Knight Frank predicting land to rise to above 800 euros per square metre due to the climate, location and current and future infrastructure, the investment potential is considerable.  Of course, as any astute property investor knows, the earlier you enter a real estate proposition, the highest the returns, and you can’t get in any earlier than at land stage, it even beats off-plan.  Each plot at Fortim is within 80 and 300 metres from the coastline and the largest individual plot size available is a modest 804m².

Purchasers of Fortim beach plots are able to landbank, simply hold the land in a property portfolio and then re-sell at an optimum time or, with the help of the developer, select from a choice of three pre-designed homes and construct at around 800 euros per square metre.  But, as you would be the freehold title owner of the land, you could draft in any constructor you desire, bearing in mind that one with local knowledge is going to be the simplest bet.  

Access to Fortim is currently via Fortaleza’s Pinto Martins International Airport which is served by TAP Air Portugal and British Airways to name but a few, with Madrid a surprisingly close 7.5 hour flight.  Meanwhile nearby Aracati Airport, just 24km away, is having a runway extension in order to provide the possibility of receiving international flights.

Prices at Fortim start from 55,000 euros for the four plot package and payment terms are 3,000 euros deposit, 40% at private purchase contract, 30% in three months and 30% in six months.  Single plots are available at just 13,900 euros with a discount for full payment at private purchase contract or 15,290 euros when using stage payments.
